Construction information
Building constructions
The building is built on a pile foundation. The exterior walls of the historic part of the building, facing Toomemäe, are made of bricks. The newer part of the building, facing the River Emajõgi, has been constructed as a reinforced concrete frame building, the exterior walls of which are covered with porous concrete panels.
The exterior finish of the building will stay original - terrazzo plaster in the historical part and thin plaster system in the new part. The walls of the new section will be further insulated with 150 mm mineral wool.
The inserted ceilings of the new part are made of hollow-core elements; in the historical part monolithic reinforced concrete slab is used. The new part of the building has a flat roof with an SBS cover; the roof of the historic part of the building has been restored to its original galvanized sheet metal roof.
Both buildings will be completely reconstructed, leaving only existing load-bearing structures and roof structures. In the historical part of the building, the original details of the stairways and corridors (solid wood partition doors, stair railings, floor slabs on the stairwells) will be preserved, subject to special conditions for heritage conservation.
Internal walls
The internal walls of the new and old parts of the building are mainly constructed as plaster walls on metal and wooden frames. In the old part of the building some bearing stone walls are preserved. Light tones are used in the finish.
Windows
All windows of the building will be completely replaced. The new section will feature tall, triple-glazed wooden windows. The original frame layout will be preserved in the historical part of the building. The windows will be manufactured as double-glazed units, with a single-glazing on the outer frame and double glazing on the inner frame.
Balconies
A public roof terrace will be built on the third floor with a view to the Old Town (south) for people staying in the building.
Lofts
The apartments, designed on two levels, have an intermediate floor on a wooden structure that can be accessed via an internal staircase. The price of the staircase is included in the price of the apartment. The height of the intermediate floor of the lofts shall be at least 1.6 m. The height in the large part of the house is 1.8 m, and in some places the height of the inner balconies reaches 2.4 m. A 1.4 m high storage/sleeping loft is planned for some apartments on the third floor.
Interior finishing
Bathrooms
The bathroom walls and floors will be tiled. The plasterboard suspended ceiling is finished in a light shade with a more moisture-resistant color and is equipped with recessed LED spotlights.
Floors
The rooms feature natural one-strip oak parquet or LVT (Luxury Vinyl Tiles) imitation wood flooring according to the chosen interior finishing package. LVT is a click flooring with high wear and moisture resistance. For a surcharge, the Luxury Package is available with French fishtail parquet flooring.
Ceilings
Rooms have predominantly plastered and painted concrete panel ceilings. Sanitary rooms have painted plasterboard suspended ceilings.
Interior doors
The exterior doors of the apartments will be smooth wooden doors with decorative trim. The interior bathroom doors are designed as smooth timber doors.
Sanitary appliances
The faucets are selected from the Hansgrohe EcoSmart range. With a standard mixer running at about 13 liters of water per minute, the EcoSmart mixers use about 5 liters of water per minute. The savings are achieved by adding air to the water and using a special flow limiter. The luxury package includes black faucets - according to the interior finishing package.
Heating
The heating of the building is solved on the basis of district heating, the heat exchanger of which is located in the heating unit. The apartments in the modern part of the building use floor heating to transfer heat. The apartments of the historical part of the building have radiator heating. There is electric comfort floor heating in the sanitary rooms. In public spaces, heating is also partly solved as radiator heating.
Ventilation
The building has mechanical heat recovery forced ventilation. Air outflow from the apartments takes place via shower rooms. Fresh air is supplied to the room via supply air valves on the ceiling or on the walls. The kitchens in the apartments have readiness for installation of kitchen hoods with an ejection to separate exhaust air ventilation ducts.
Electrical installation
The switchboard of the apartments has two sections: electrical and low current sections. In the high current section, group fuses are installed in the switchboard, in the low current section, the switchboard is provided with a socket and space is left for active communication devices (WiFi router, etc.). The collection of flow and water meter readings is solved by automatic remote reading devices. The rooms are equipped with a sufficient number of sockets to meet contemporary needs. In addition, the layout of kitchen and bathroom furniture with sockets has been carefully thought through.
Low-current installation
Each apartment in the building will be equipped with optical data cables for fast data transmission, through which the owners will be able to connect to digital TV and other data communication services. On the ground floor of the building, there is a data communication room where the connection points of different service providers are located.
The apartments will be equipped with door phones for the opening of the external doors, and the doors of the public areas will be equipped with an electronic access system (chip and code panel). Apartment doors are left with a smart lock readiness in case the owner decides to turn the apartment into an easy-to-manage and modern rental object.
